The Vacancy
Job Role
Our Estates Services team are responsible for providing Estate based services such as grounds maintenance, communal cleaning, window cleaning, tree maintenance, waste removal and community and environmental improvements across Soha’s stock and as Estates Officer you will be supporting the Estate Services Manager to manage these services to ensure that we continue to provide an excellent, high quality, customer focused service to our residents.
KEY DUTIES
To respond to a wide range of estate based enquiries including grounds maintenance, cleaning, window cleaning, tree maintenance, block maintenance and general land matters from residents, contractors and members of the public.
To carry out inspections and spot checks across Soha’s stock to monitor, assess and report on the condition of communal spaces.
Assist with monitoring contractor performance and liaise with contractors to resolve any issues that arise quickly.
To investigate and respond to complaints in a prompt, effective and customer focused manner, keeping residents updated with progress at all times.
To manage the abandoned vehicles process, liaising with local authorities, statutory agencies, managing agents and residents until a satisfactory outcome has been reached.
To carry out basic visual inspections of trees on communal land and liaise with contractors regarding any work that may be required.
To liaise with other departments, locality teams and stakeholders with regards to estate improvement work, requesting quotes, raising orders and monitoring progress against agreed targets.
To investigate and respond to any issues highlighted during the fire safety inspection of our blocks of flats and schemes to ensure we remain complaint with our statutory responsibilities.
To support the Estates & Neighbourhoods Manager in procuring any new estate maintenance contracts as and when required.
To liaise with local authorities with regards waste management & environmental issues.
To assist in preparing plans, obtain quotations and set up Estate Services on new developments.
To assist with obtaining consent for installing CCTV systems in Soha blocks and schemes as required.
What you will need
Previous experience in the housing sector, ideally from an Estate services background.
You must be customer-focused, friendly and approachable as well as self-motivated, organised and trustworthy.
You will be an excellent communicator, both written and orally who can engage with colleagues and customers, responding effectively to their requests.
A proactive approach to work with a keen eye for detail.
Ability to establish and maintain good working relationships with external partners and colleagues.
An understanding of housing statutory regulations such as building fire safety.
Ability to prioritise effectively and work on own initiative.
Ability to deal effectively with residents who may be difficult or aggressive.
Excellent communication, numeracy and IT skills.
A full driving licence and use of a vehicle.
